The "Age" exception has been simplified to 2 choices: New and Unknown. From the Interactive Residential Worksheet:

 

 

 

Remember to enter "Age" in years, not year built.

If the property is "New Construction," "Under Construction" or "To Be Built," then "Age" should be left blank or enter a "0" and "New" should be checked ž and entered.

If the "Age" is unknown, "Unknown" should be checked ž and entered.

Use the existing field "Degree Complete" to disclose the construction stage. Keep "Degree Complete" up-to-date as the construction progresses. From the Interactive Residential Worksheet:

 

 

The field "New Construction Yes/No" (shown above) is unchanged and can be used to generate statistical reports.


Searching "Age"

To search for older, pre-existing properties, enter a range in number of years. From the Standard Search General Criteria Page:

 

To search for older, pre-existing properties and include those properties where age was left "blank" and "Unknown" was entered, enter a range in number of years and select "Unknown" from the pull-down combo box. This will result in all listings that are 10 thru 20 years old and include all of the listings where age was left blank and "Unknown" was entered.

 

To search for "new" properties (New Construction, Under Construction or To Be Built), select "New" from the pull-down combo box. This will result in all listings where age was left blank and "New" was entered.

 

To search for "newer" properties and include those properties where age was left "blank" and "New" was entered, enter a range in number of years and select "New" from the pull-down combo box. This will result in all listings that are 1 thru 3 years old and include all of the listings where age was left blank and "New" was entered.

 

 

Your Prospects with search criteria that include Age or "New Construction Yes/No" should be updated using the new criteria and options!


"Age" and "Degree Complete"

Use the existing field "Degree Complete" to discover the construction stage. "Degree Complete" can be viewed on the Listing Detail Page and is printed on the Full Reports. "Degree Complete" can be searched and can be found on the Additional Criteria search page. Please remember that MLS encourages Agents/Offices to update the "Degree Complete" as the construction stage progresses, however, this information may not be updated by all members. Photo Hints for Under Construction and To Be Built Properties:
(New Construction properties that are "complete" should have a photo supplied)

14.1 Listings will be published with an exterior photo of the actual structure for sale excluding any form of company emblem, logo, or company / agent / seller self-promotion (which includes “For Sale / Lease / etc.” or Company / Agent / Seller signage), as the primary image. For listings of unimproved land and vacant lots, a sketch, photo of the actual land for sale or diagram of the lot dimensions may be furnished by the Participant. Listings identified as Under Construction or To Be Built will be published with artwork filler supplied by MLS. If an elevation drawing of properties under construction is furnished, it will be used in place of the MLS supplied artwork filler. A photograph may be supplied by the broker of any property under construction displaying the construction in process (foundation, framing, under roof, etc.). Images, which include renderings, sketches, floor plans, etc., of property submitted to MLS shall be of the subject property only, and shall not include any form of company emblem, logo, or company / agent / seller self-promotion (which includes “For Sale / Lease / etc.” or Company / Agent / Seller signage), or any digitally enhanced verbiage or alterations, which includes modified renderings of an existing structure. MLS staff shall have the right to digitally enhance or remove any image to make it compliant to these guidelines. Violations are subject to Article 32, Enforcement, of the MLS Rules.

14.6 The Participant is responsible for taking and either submitting to MLS or uploading a primary image on to the MLS computer within 10 business days of the listing entry date. If the primary image supplied is an aerial photo, then an exterior image of the actual structure for sale must be added as a multiple image. Failure to do so, within the allotted time period, will cause an “incomplete listing” charge to be administered. (Exhibit A, “Schedule of Fees and Charges” for incomplete listing fees.)

14.9 For properties marked as “under renovation,” an accurate architectural rendering of the property may be used as the primary image, so long as: 1) a picture of the actual structure, as is, be displayed in the 1st position of the multiple images, and 2) that a statement of clarification be made in the first line of Marketing Remarks, such as “Rendering is for illustration purposes only.” If a rendering is not used, a picture of the actual structure must be entered as the primary image.

The "Primary Photo" choices have been modified. The choices for Residential are 1) Photo Supplied 2) To Be built Logo 3) Sketch/Plat Supplied and 4) Under Construction Logo. From the Interactive Residential Work Sheet:
