In October,
2006, the State of Ohio enacted a law regarding mandatory, real
estate Minimum Service guidelines.

To disclose those listings where the listing broker provides limited
services and which may have special instructions,
a new, required data field is now
available in MLS called, "Limited Service Listing (Yes/No)."
Per Ohio law, if a seller has waived any required services of the
listing broker, the broker must disclose to cooperating
brokers that a waiver exists and must
provide instructions to the coop brokers
on what interaction with the seller is permitted. This can be
accomplished by providing instructions in the "Agent Remarks."

Examples of Possible Scenarios where Limited Service = Yes:
1) When
representing a Builder
2) When a consumer wants to handle all
showings and/or negotiations
3) HUD listings
4) REO listings
5) When a brokerage business model
limits its services to the consumer
Limited Service Listing (Yes/No)
is a required field of entry. This means that any new listing or
revised listing will require an entry (Yes/No)
from this time forward.
