Notes! & Hints!

 

First Time Users: Logon to Rapattoni CincyMLS. Click "SEARCH" then click "Tax Records." The Realist® "END USER LICENSE AGREEMENT" will be displayed. Scroll down to the bottom of the page, click the pull-down selector button, click "I Accept" then click "Submit." The Realist® "home page" will be displayed.

 

Note! Internet Explorer 6 is the recommended Browser for Realist®. Do NOT use the Internet Explorer toolbar buttons while using Realist®. Use the Realist® printer ICON to print. Use the Realist® envelope ICON to e-mail. Use the Realist® breadcrumbs/footprints/path to navigate within the Realist® system. Sample breadcrumbs:

Note Administrators! When entering a new listing in one of the Realist® counties, you have the option to "Search County Records" to auto-populate the Tax ID#. Click here for more information.

 

The first time you select to view an "Assessor Map" you should be prompted to download the Realist® Image Viewer. Click "Yes" at the download prompt, it will quickly install the viewer and proceed to open the Assessor's map.

 

Note! In order to enable some of the advanced features in CincyMLS and Realist®, you must set up both as a Trusted Sites.   Click here for detailed instructions on how to set up CincyMLS and Realist® as "Trusted Sites" within Internet Explorer 6.

 

Note! The Rapattoni system has been enhanced to link directly to Realist® from a listing on all displays. The "Scroll" ICON links to the tax record. The "vm" has been replaced with a "Screen" ICON to link to the Virtual Media (Tour).  The "p" or "p+" has been replaced with a "number link" 6 indicating the number of pictures and a link to display them. Combines MLS data, public record tax roll and sales data, tax and street maps, mortgage transaction and Census/market data into one platform.

 

Improves efficiency by automatically cross-linking MLS to public record data.

 

Database updates and software applications are supported and maintained by an experienced team.

 

Data enhancements, such as address standardization and telephone number appending, improve applications performance and usability.

 

Raises data quality performance through address standardization, geo-coding and mailing list certification applications

 

Provides full data searching and retrieval capability using property location information, owner name, tax ID numbers, and radius searching.

 

Can automatically populate new listings with public record tax roll and characteristic data.

 

Applications include mailing labels, comparable search logic, neighborhood search logic, data export tool and tax map images.

 

The database is updated for property owners who register with the FTC's Do-Not-Call list, the Direct Marketing Association (DMA) do-not-mail list, and other state maintains non-solicitation lists. For these owners, the words "no calls" will be displayed next to the phone numbers and "no mail" next to the mailing addresses. Mailing labels will not be produced for these properties. Upcoming enhancements are also planned for these features.

 

All applications include mailing labels, comparable search logic, neighborhood search logic, data export tool function the same for all Counties.
