Updated CABR Listing Agreement

CABR has a library of contract clauses and more than 40 contracts, forms and guides available for use by CABR members.  The Ohio Association (OR) and National Association (NAR) also provide many useful tools for REALTOR® members.

The Cincinnati Area Board of REALTORS® has updated its Exclusive Right to Sell Listing Agreement (available April 1, 2019).  The updated form provides a means to obtain authorization for non-real-estate licensees/broker to enter the property without the attendance of a real-estate licensee/broker.  If the seller does not want to such grant access, the authorization would need to be crossed out on the contract.  A stand-alone form is currently available at cabr.org.

In the event a seller does not provide written authorization for access to the real estate by non-real-estate licensees/brokers, a real-estate licensee/broker is required to be in attendance for access.  Also, communication with cooperating brokers must be clear as to the circumstances allowed for any access.  And, any access to the seller’s property needs to be communicated to the seller.
